Fonsylvania began as a working landscape in 1822.   The house itself was constructed in 1825 in the Greek Revival style, and is listed on the National Register of Historic Places.   The main house has been well-cared for over the years.

Living square feet:  3,215 square feet
Porches square footage:  Additional 2,104 square foot “L” shaped front porch with a 243 square foot rear porch. 
Bedrooms and bathrooms: 3 bedrooms, 2 full bathrooms.   The master bedroom and bathroom are on the first floor.  The two guest bedrooms and extran bathroom are on the second floor. 
Remodels:  Early-1980s: kitchen and first floor bathroom   About 1990, the second floor bathroom. 

Outbuildings
There are  three detached structures  behind the main house.   A  430 square foot cottage built in the early 1990s is a simple cabin.   The other two structures are historic wood sheds. 

Mechanical systems
Hot water heaters:  There are two hot water heaters at Fonsylvania, both of which run on electricity.   The large hot water heater is under the house and is accessed through the basement door on the porch.  It services the kitchen, master bathroom, and laundry room.  It was installed around 1990.   A  smaller unit services the upstairs bathroom and is located behind the shelves in the closet inside the bathroom.  It was installed around 2005.

Septic tank
Richard Lane installed a septic tank on the property.

Cemetery There is one historic cemetery by the pond. 

Land
Fonsylvania has 65.88 acres comprised of two parcels:
•  The first parcel is 35.2 acres. 
•  The second parcel is 30.68 acres: this parcel has two legal descriptions, a 17.22 acre description and a 13.46 description. 

Easement
There is a protective easement consisting of approximately 78 acres surround the Fonsylvania’s site of 65.88 acres.  There are no rights of use to this 78 acre site.  Explained more further in this packet.

Pasture lease
There is a pasture lease on the site (less than 2 acres encompassing the structures.   This lease is eligble to be terminated with a 30-day notice.

There is NO  TRADITIONAL  ZONING ordinances in the area.
